A home inspection is a routine but critical part of the home buying process. Full knowledge of the property you are buying has become an invaluable tool, especially when it comes to final price negotiations. Infrared Home Inspection Reports Give You More Data
While a standard home inspection is a limited, non-invasive examination of the condition of the home, an infrared home inspection is similarly non-invasive and yet you have more information in the end. A traditional home inspection, for example, can’t tell you whether the home has:
- leaks in the attic that are soaking the insulation, rendering it useless for holding temperature
- energy losses through doors, windows, cracks in the walls, etc.
- overheating electrical panels
- plumbing leaks behind the walls and under floors
- and more
A typical home inspection results in a report with the home inspector’s findings, and an infrared home inspection report will include everything that’s in the standard report with the added bonus of photos where hidden issues have been discovered – often those are issues the home seller doesn’t even know about!
Infrared Home Inspections Take About the Same Amount of Time
A standard home inspection takes about three hours, depending on the age and square footage of the home with extra time needed for special features. Because infrared is integrated with my home inspection services, it takes about the same amount of time. Of course, larger homes have more area and therefore more items to be inspected. Older homes have the potential – if not well maintained – for more issues requiring further investigation.
Infrared Home Inspections Follow Approximately the Same Process
The home inspection process for an infrared inspection is essentially the same, but you’ll have more information in the infrared home inspection report at the end. It will include an examination of all major systems, including:
- air conditioning
An infrared home inspection will also include a thorough look at the structural components of the home, including:
- interior & exterior walls
- basement and/or crawlspace
If the home has additional features, those can be worked into the home inspection service and may take a little longer or cost a little more, but it’s worth it. Identifying problems before you make a purchase or before the issue becomes very expensive could end up saving you considerable money. A recent infrared home inspection on a new home identified a leak that had just begun to cause moisture damage. That damage may not have been found for many months, and long after the home warranty had expired, leaving the new home owners with an expensive repair.
